How does the owner pay the management fee?

We deduct our commission from the rent collected each month, and you will receive a statement that shows the processed payments.

If a property is vacant do you still charge a management fee?

No, the management fee will not be charged before the tenancy starts.

What happens if tenants don't pay rent?

We have a zero-tolerance rental arrears policy, We closely monitor rent on a daly basis Any arrears wil be acted upon immediately in accordance withthe Residential Tenancies Act.

How often do you inspect my property?

We carry out a routine inspection every three to six months. An entry and exit inspection occur when tenants move in and out.

Who pays for water expenses?

Generally, where a separate water meter and account are available, the tenant pays for water usage and the owner pays for the fixed charge. When we receive the water bill, we pay the whole amount to Watercare and then invoice the tenant for their exact usage.

Who pays for insurance?

Landlords are responsible for insuring the property including any chattels. The tenant is responsible for their own ‘home contents insurance”.

How often can the rent be increased?

In line with the legislation changes on 12 August 2020, rent increases are limited to once every 12 months.

Who maintains the listed chattels?

It is the landlord’s responsibility to ensure all chattels are properly maintained and in working order. If damage to any chattel is found to be wilful by the tenant or due to the tenant’s negligence then the tenant may be held responsible.

Who pays for lawn and garden care?

Tenants must keep the property reasonably clean and tidy. This includes mowing the lawns and weeding the gardens. Landlords are usually responsible for pruning and maintaining trees, shrubs and hedges. If they are, they would normally remove the cuttings too. This minimises the risk of damage.
